Can I attend the inspection?

Absolutely — we actively encourage it. You'll see exactly what we find, ask questions on the spot, and receive a full verbal briefing the moment we're done. It's one of the most valuable things you can do before accepting your property.
How long does an inspection take?

Apartments typically take 2–3 hours; landed homes take 3–5 hours. We never rush — thoroughness is the whole point.
Is your report legally recognised?

Yes. Our inspectors are RISM and RICS registered, and our reports are legally recognised and approved — valid for negotiations, warranty claims, legal disputes, and formal complaints against developers or contractors.
When will I receive my full report?

You'll receive a verbal briefing on the same day. Your full written report with photographs, findings, and recommendations will be delivered within 3 working days.

How It Started
A Founder Who Saw the Gap.
In the early 2000s, Sr Joshua Kang was working deep in Malaysia's construction industry. He saw firsthand how homebuyers — ordinary people spending their life savings — were moving into properties riddled with hidden defects they knew nothing about.
There was no independent voice. No one was truly on the buyer's side.
So in 2012, he and his team founded Canaan Building Inspection — with one mission: to give every Malaysian property owner, buyer, developer, and business the same level of expert, independent assessment they deserve.
With more than 20 years of experience in Construction Quality Assessment, Canaan has inspected over 20,000 houses and buildings nationwide. As pioneers in Building Inspection, we have trained many individuals to be professional QLASSIC Assessors and home inspectors in the industry.
As a technical committee member for Construction Industry Standard (CIS 7) at CIDB since 2006, Sr Joshua Kang helped set up the Home Buyers Manual for CIDB and the industry.
